Seminole Electric Maintenance Contract

For years, Rob Byers had his sights set on Seminole Electric. The problem, though, always came down to having the right resources. Before American Elevator Group (AEG) acquired American Service Group (ASG) in March 2021, Byers had to watch as other service companies placed bids on several projects for one of the largest electric generation and transmission cooperatives in the United States. Unrelenting, he maintained contact with Seminole Electric in hopes of obtaining those resources down the road. Following the acquisition, Byers, Vice president of ASG, got the resources he needed. With four associates in the Tampa Bay area capable of responding to the needs of Seminole Electric in a timely manner, he pitched a successful bid, finalized in the fourth quarter of 2021. “The team had been chasing this one for four-plus years,” Byers said. “Now, we have the resources to meet their requirements.” The project and those requirements were simple: provide maintenance, service and repairs on eight elevators between the Seminole Generating Station (SGS) and the Midulla Generating Station (MGS).

Historic Bell Building Elevator Modification Project

Every elevator service company has that one project that tests its limits. Modifying the historic Bell Building at 540 Board St. in Newark, New Jersey, was that project for Jersey Elevator. The building, constructed in 1929 for the New Jersey Bell Telephone Company, had a storied history in the city, but its days of grandeur had long passed by 2017. At that time, a group of owners at the property – L+M Development Partners, Goldman Sachs Urban Investment Group (UIG) and Prudential Financial Inc. – decided to restore the building to inject some energy back into the downtown area. The plan involved creating a mixed-use property that could accommodate housing and commercial companies. A key part of the restoration process involved modernizing the current structure of the elevators. The elevator equipment and cabs needed to be replaced, along with the outdated infrastructure. Current standards required that the new elevators needed enough space to accommodate a stretcher, which meant the building’s shafts would have to be modified to handle larger elevator cabs.

Quadomain Hollywood Condos Maintenance Contract

The Quadomain Hollywood Condos offer a glimpse of tropical paradise to its tenants and guests, though that’s usually not too difficult with an oceanfront property. Situated 20 miles north of Miami, these luxury condos provide clear sightlines of the Atlantic Ocean to the east and the Intercoastal Waterway to the west. The location isn’t the only benefit, though. The interior highlights include marble décor and a spacious reception hall. The property contains 28 floors with 420 rooms, each with enough space to spread out, along with hardwood floors and sun-drenched balconies. Six electric elevators provide access to these floors and units, and while luxury is evident throughout the property, the elevators lacked this trait. Quadomain Grand State Realty took notice, especially when poor functionality and outages became common. They needed a way to strategically improve the elevators’ functionality and aesthetics to match the condo’s other attractive amenities. South Florida Elevator Service (SFES) got the call, determined to ensure the Quadomain Hollywood Condo elevators no longer served as a source of frustration.

1180 6th Avenue Modification Project

Commercial property isn’t difficult to find in New York City. A short walk in any direction and you’ll run into your share of sky-reaching buildings. While they are easy to locate, not all of them are the same. Many were built a century or more ago, while newer construction continues to pop up in different areas of the city. Unitec Elevator is familiar with many of the existing commercial properties, and you can find their work in several commercial buildings throughout New York. One of its more recent jobs took place at 1180 6th Avenue. Built in 1963 in the Midtown neighborhood of Manhattan, this particular commercial building contains 22 stories within its 25,000 sq. ft. dimensions. The property has its fair share of visitor traffic, a point the building owners took to heart when they considered the condition of their elevators. Ken Margherini, the vice president of business development for Unitec, saw the elevators firsthand when Craven Management Corp., the property owner’s representatives, selected his company for the bid to provide a full modernization of the building’s nine elevators. Margherini described them as being outdated, and with a Destination Dispatch system that the original equipment manufacturer could only service. “The Schindler system was proprietary, so only they could maintain it,” he said. “That wasn’t a long-term solution for the client.”

The Anthem Modernization Contract

Residential properties are not rare in New York. Walk a block in any direction and you’ll see some form of residential housing mixed in with restaurants, retail and other commercial buildings. While the properties themselves are in abundance, finding ample living space in New York apartments can be hard to come by. According to Platinum Properties, a luxury New York real estate agency, a 2016 study from RCLCO, a real estate analytics firm, found that the average size of an apartment in the Big Apple built since 2000 is 866 sq. ft. Additionally, more than half of the apartments in markets like New York are 700 sq. ft. or less. That’s just the average. New York also has many micro-apartments, such as those at Carmel Place, that measure less than 360 sq. ft. That’s not the case at The Anthem, though, which contains a variety of apartments with spacious rooms, ceilings as high as 11 feet and walk-in closets. Having these features provide tenants with a slice of luxury without the million-dollar (or higher) price tag. But this luxurious façade couldn’t just be exclusive to the units. It had to include everything from the shared spaces to the elevators. That’s why The Anthem sought the assistance of Dunwell Elevator to inject that same luxurious sheen – and enhanced performance – into six of its seven elevators.
